2025 GSA Award – Award-Winning Project

At our firm, we hold the GSA AWARD (In-House Completed Project Competition) to recognize outstanding works selected from projects completed each year.
The 2025 GSA AWARD was presented to “The Parkhabio Miyakojima Front,” which received high praise for its strong planning concept, refined design quality, and thoughtful practical solutions.。

This project is a high-end rental residential building located directly in front of a station in Miyakojima Ward, Osaka.
Under the concept of “A residence for adults who refuse to compromise on work, leisure, and daily life,” the project offers a variety of floor plans tailored to diverse lifestyles, including units with built-in desks for remote work, residences with DEN spaces, and layouts featuring spacious earthen-floor areas.
To support an active lifestyle, the project also introduces the sharing service “Shareco,” allowing residents to share items such as outdoor equipment and DIY tools—items that are not used daily—through a communal system.

Design Highlights
Facing a busy roadside where pedestrian, vehicular, and train traffic intersect, the building adopts a dignified and calm architectural expression, accented with playful and dynamic elements throughout.
The front façade features layered slabs with subtle shifts in alignment, expressing the flow of the city. A boldly projecting canopy and corner windows at the intersection create a distinctive and symbolic “face” for the building.
At the base of the structure, perforated steel panels with gradation patterns, wood-grain ceilings, planting, and stone finishes are combined to create a streetscape that introduces a sense of nature despite the limited space.
The exterior walls primarily feature plaster finishes, complemented by steel panels and bronze-colored glass, achieving a balance between the solid presence of the former bank site and a contemporary architectural expression.

Entrance & Common Areas
The residential approach is designed as a deep, layered sequence passing beneath a large canopy, gently transitioning residents from the exterior into the living environment.
Within the two-story-high vestibule and entrance lounge, indirect lighting and contrasting materials emphasize vertical openness, depth, and a sense of movement, creating a space with both weight and sophistication.

On-Site Craftsmanship & Ingenuity
Responding to requests for the use of wood materials, wooden benches were installed along the street frontage. In the entrance area, floor number signage was created using leftover tiles and wood, reflecting a commitment to minimizing material waste.
The wooden benches utilize CLT panels shaped through 3D processing, resulting in forms that harmonize with the overall image of the building.

Through the GSA AWARD, we aim to further enhance our in-house design and proposal capabilities and will continue striving to create high-quality residential environments.
